When purchasing a property, it is crucial to keep some budget aside for things like mortgage fees, legal (conveyancing) costs and survey charges. We’ll discuss this at your free, no-obligation consultation.

In Scotland, it usually takes six to eight weeks from your offer being accepted to completion. However, it could be longer or shorter depending on complexity and whether buyers and sellers are part of a chain.

An “offers over” price is the minimum the seller wants to achieve. Prospective buyers enter sealed (“blind”) bids until a set closing date. Usually the highest bidder wins, though the seller may choose to accept a lower bid. Note that mortgage lending is typically based on home report value, so if you bid higher you’ll need to fund the difference yourself.
