Located between Evanton and Scotsburn this spacious detached house was constructed in 1975 and has a high interior standard, creating a comfortable and attractive family home.
At 123 m2, the house is generously sized, with light-filled rooms and spaces for family, guests, entertaining, and relaxation.
The property is on a quiet rural lane close to woodland and agricultural fields. A large drive sweeps into the timber-fenced and hedged garden and parking area past a small stone outbuilding and a single garage.
A cheerful north-east facing porch with three large windows opens into an attractive kitchen-dining room. White cabinets and oiled wooden worktops are neatly arranged, and a cerami sink and black range-type oven add a traditional twist to the modern aesthetic. With grey walls and white joinery, the dining room complements the kitchen setting very well, creating a fresh, clean feel that is airy and welcoming.
The comfortable sitting room is generously sized, painted in deep taupe and off-white, and has an expansive view of the garden and fields beyond. Carpeted and with a wood-burning stove in a deep hearth, it is friendly and inviting.
Two ground floor bedrooms have attractive views; the first is adjacent to the bathroom and is painted in a soft mushroom colour and has white woodwork and is carpeted; there are two built in wardrobes.
A second bedroom on the ground floor has a view of the front of the property and is painted in a similar palette to the rest of ground floor giving a pleasant neutral backdrop.
The family bathroom is located on the ground floor and has white sanitaryware including a bath with a shower over it, WC and a contemporary vanity unit with extended inbuilt wash hand basin.
A white staircase leads to the first floor and two further bedrooms. One decorated in grey, the other in a mushroom colour, these rooms have coombed ceilings that create pretty and cosy spaces.
The first floor has an attractive cloakroom with a fabulous view; this space has a WC and wash hand basin.
The garden is extensive and gives outstanding views of the local area. Laid with grass and enclosed with timber fencing this large space has considerable potential to create outdoor living spaces as well as substantial space to include patios.
Kanerva is an attractive house in a fabulous location and its proximity to Tain, coupled with its beautiful rural setting makes this a wonderful home for a family
About Tain
Overlooking the beautiful Dornoch Firth, Tain is a Royal Burgh with its routes back to before 1066.
Located on the Fearn Peninsula – which is said to have its climate, including being in an area with the lowest rainfall in the UK – Tain enjoys the benefits of spectacular environs, with the practicalities of being within commuting distance of Inverness and Dingwall to the South. The West Coast and the far North of Scotland can be reached within 90 minutes, which is ideal for major tourism routes such as the NC500 and the area’s numerous wildlife, sporting, and historic locations.
The centre of Tain itself is bustling and has many long-established independent shops, together with major supermarkets. The town has a strong community and a great sense of pride.
Tain is 35 miles from Inverness and 23 miles from Dingwall. A good medical centre and several primary schools are nearby; older pupils attend the renowned Tain Royal Academy. Finally, many important tourist attractions nearby include world-class golf courses, distilleries, and pristine wild environments.
