Situated in the sought-after residential area of Smithton, 37 Resaurie Gardens is an attractive semi-detached two-storey house. Located in a serene area of Smithton and built in 2012, this well-maintained house is situated among similar homes, benefitting from quiet green flanked streets and ample off-road parking.
Entry to the property is via a parking area and a front lawn leading into a welcoming hallway that ushers you into a tranquil living room. This room radiates a calming ambience accentuated by quaint alcoves and neutral decor.
The house features a well-designed kitchen/dining room in a U-shaped layout and sleek modern floor and wall cupboards in white with a dark work surface which offsets the mocha-coloured walls. Teamed with the stainless-steel oven, gas hob, and extractor hood, the aesthetic is clean and practical. The mocha colour continues into the dining area, creating a warm and welcoming ambience, and the glazed patio doors ensure the kitchen is filled with light.
The ground floor is completed with storage cupboards in the inner hall, and there is a convenient downstairs cloakroom with a WC and wash hand basin, which includes a utility cupboard.
Carpeted stairs ascend to a sunny landing leading to three generously sized bedrooms and a spacious family bathroom fitted with a bath with shower over, a WC, and wash hand basin. There is plenty of room for bathroom furniture, and its cream walls create a relaxing space.
The principal bedroom overlooks the front of the house and has an ensuite shower room with a walk-in shower enclosure, WC, wash hand basin and hard flooring.
The second bedroom, currently used as a nursery, is elegantly painted in grey and cream, and this versatile space has a built-in mirrored wardrobe and a view of the garden. The third bedroom, painted pink, also overlooks the front of the house and could easily be used as a home office or study.
The garden is accessible via the kitchen-dining room and opens onto timber decking. The garden is laid with lawn and paving slabs. Fully enclosed with timber fencing, the garden is a safe space for children to play, especially as the practical elements of the garden, including a timber sheds, are only accessible by a gate.
This delightful property has obviously been looked after with love and care and with three bedrooms, two bathrooms and a cloakroom, plus being so close to schools, playgrounds, and local services, 37 Resaurie Gardens could continue to be a wonderfully happy home for a young, growing family.
About Smithton
Smithon is less than four miles from Inverness and is close to the village of Culloden and the residential settlements of Westhill but retains its own characteristics and services. The long-established community is close-knit yet is equally welcoming to people new to the area. Being so close to Culloden and Westhill, it also benefits from all the aspects that make these places unique. At the same time, it is just far enough away to sometimes have the advantage of more affordable property prices.
With a population of around 2000 and just off the main roads, Smithton consists of mainly residential properties and is a comparatively quiet place with little traffic passing through. There are several walks, open countryside and forestry surrounding the area, giving it an almost village feel. Smithton has a local hall owned by the community, which is a popular space for public and private events.
Culloden Woods and the Gruffalo Walk are nearby and a small shopping area serves Smithton. However, a local surgery, library and health centre are also within walking distance. Smithton has its own primary school, and there are many activities for children in the local area.
There are several other primary schools, plus Culloden Academy, which is earmarked for a complete renovation and several notable places of worship nearby. Close to Inverness City Centre, Inverness Campus and Inverness Retail Park, Smithton is an excellent place for commuters and families of all ages, making it a great place to live.
