Property Description

Halfway along a quiet road in the small coastal village of Hopeman, this property offers a great deal of potential and a substantial amount of space. Its proximity to Elgin and its generous 154m2 of interior space, five bedrooms and large spaces for storage and multiple uses make this a large and welcoming home for a family. Constructed in approximately 1970, its open spaces, generously sized rooms and large windows make the fabric of the building welcoming and comfortable. The house is currently finished to suit the needs of each room and occupant and offers plenty of scope to recreate with new decoration and styling.
The enclosed front garden is large and laid with gravel and lawn, with a single garage and parking. Access to the house is through a sunny vestibule that leads into a spacious hallway and to the living room, which has a large window overlooking the front of the house. The kitchen has floor and wall cabinets and drawer units in wood and white, with a generous amount of space in the centre for a dining table and chairs. The window faces south, giving a pleasant view of the garden.
The ground floor has three bedrooms which offer a variety of uses. The first is decorated in blues and is currently used for hobby space but could equally provide a generous office or revert to its intended use as a comfortable and spacious bedroom. The second bedroom is very generously sized and has a delightful view of the garden and considerable natural light. The third bedroom is also large and offers a double-aspect view over the front and side of the house. The ground-floor family bathroom is tiled mainly in white and has a bath with a shower over it, a WC and a pedestal wash hand basin.
The carpeted dog-leg staircase opens onto a landing, with two further bedrooms, each coombed and well-lit with natural light and great views of the surrounding area. Currently decorated in pink, the first of these is generously sized and benefits from large built-in wardrobes and storage spaces. The final bedroom has a convenient, generously sized anteroom that lends privacy and space for studying, relaxation, or dressing.
The garden is enclosed on all sides by timber fencing. It has a drying green, lawn and access to the garage. This nicely sized garden offers plenty of space for patios, outdoor structures and growing areas. 7 Cameron Terrace is a beautifully laid-out property that yields considerable potential for modern decoration and styling. With its generous space and great location near the coast, as well as close to Gordonstoun School, this is very much a family-oriented home that offers comfort and plenty of space for study, homeworking, storage, and relaxation, and early viewing is advised.

ABOUT HOPEMAN
Hopeman is a seaside village in Moray, a little over seven miles northwest of Elgin. A coastal town with two beaches divided by a harbour which was built in 1865 and it was originally a fishing village. The West Beach is the smaller. The East Beach is surrounded by large, grassy sand dunes, colourful beach huts and large rocky areas with excellent rockpools. Further to the east is a smaller hidden beach with large rock formations. Several birds frequent the area, including Herring Gulls, Curlew, Oyster Catchers to name just a few and the areas of gorse heathland surrounding the east beaches are home to the Whitethroats, Robins and Yellowhammers. Bottlenose Dolphins will occasionally visit the area too making this an ideal location for those that enjoy being close to nature especially those that will enjoy the coastal trail along the site of a former train track that leads to Burghead.
Hopeman Primary School has 250 children including those from the neighbouring villages of Cummingston and Duffus. Gordonstoun School is just three miles to the east of the village. Hopeman Golf Club was founded in 1909 and has been named in Sky Sports top 18 Scottish holes. Hopeman is also home of Hopeman FC who play in the Moray District Welfare League Premier Division. There is also a youth team called Hopeman Dynamos that train young kids aged 5 to 12, some of which have gone on to play for Elgin City and Inverness Caledonian Thistle youth teams. There are a number of shops, cafes, and takeaways, hotels and a caravan park all of which bring tourists to the area who enjoy the rugged coastline and quieter side of life that Hopeman offers in abundance. There are more shops available in the surrounding villages as well as Elgin which is a short bus ride away.
