Spacious semi-detached house in popular rural location
Constructed in 2022, this contemporary house makes good use of available facilities and styling. Maximising the abundant coastal light for which Rosemarkie is renowned, the house also reduces its environmental impact through an electric air source heat pump, double glazing, and quality build materials.
Within walking distance of the world-famous Chanonry Point, 48 Green Street is among a small development of residences consisting of a mix of new and more traditional properties. The village of Rosemarkie is an established but growing community ideally located for commuting to Inverness, Dingwall and Invergordon and enjoys a desirable country location surrounded by fields, woods, and coast.
Entering the house, a spacious hallway is decorated in neutral colours, which are used throughout, creating a high-quality, ready-made blank canvas for the new owner’s taste, if desired. Large, glazed timber doors give the interior a sense of luxury and add warmth and contrast.
The generously sized living room has charming paned windows that overlook the front of the property, with glazed doors leading to the kitchen/dining room. Ample and well-placed power outlets make the room adaptable for relaxation and socialising, with plenty of space for AV equipment, sofas, lighting, and occasional tables.
An L-shaped kitchen has an open-plan feel and high-quality appliances. Glossy grey cabinets reflect light and provide a crisp contemporary edge to the space. The hard flooring and worksurfaces, also in grey, lend a modern feel, with the option to bring splashes of colour and texture in with accessories, furniture, and artwork. Its practical L-shape arrangement, proximity to the dining space, patio and garden, and separate utility room leading to the cloakroom and WC make the kitchen/dining room an essential hub for family and more formal gatherings.
A white-painted dog-leg staircase leads to the three bedrooms, each with attractive paned windows and mirror-fronted wardrobes. The principal bedroom has a neatly designed en-suite shower room with a tiled walk-in shower, low profile WC, and wash hand basin.
The family bathroom has stylish fittings and white sanitary ware; the bath has a shower over it, and the walls are tiled in soft greys.
A patio and area of garden, mainly laid with lawn, can be accessed via the kitchen/dining room, and there are areas to the front and side of the property. The simple design of the garden in its current form is ideal for the new owner to bring their personality and creativity to the space. There is also a private drive for two cars, plus designated visitor parking and common areas for residents.
This lovely new property is in a delightful and much-desired location. It will make a fabulous home for a growing family who enjoys beautiful countryside and being part of a friendly community.
About Rosemarkie
Just 12 miles from Inverness, Rosemarkie lies on the outskirts of the popular village of Fortrose on the south coast of the world-famous Black Isle.
Situated on the Markie Burn, the stream runs into the spectacular RSPB nature reserve, the Fairy Glen, and its waterfall. Visited by people throughout the year, one of Rosemarkie’s main attractions is its renowned beach. With a community-run cafe, rockpools, watersports, and some of the best snorkelling in Scotland, the wide sands and relatively calm waters still allow visitors peace and quiet. Further along the coast is Chanonry Point – one of the prime spots for observing Bottlenose dolphins in the UK.
Rosemarkie is also home to an important collection of Pictish stones, including one of the largest stones in Scotland.
Doctors and schools can be found in nearby Fortrose, and the highly regarded Fortrose Academy is nearby. Supermarkets and primary transport links are within a few miles drive at Invergordon, Dingwall and Inverness, and buses run regularly from Rosemarkie into Inverness and Dingwall. Inverness Airport is only 21 miles away.
