Located in a popular area of Inverness, 96 Smithton Park is a generously sized semi-detached two-storey house in a close-knit and welcoming community. The house is immediately available and offers a fabulous opportunity for a buyer looking for a home with investment potential, or a family making their first step onto the property ladder.
Constructed in 1970, it has the large proportions typical of built at that time; 96 Smithton Park has an interior area of 100 m2 which has been partly converted to maximise the feeling of space even further.
Entry to the property is via a paved garden that has an area of lawn and shrubs, and there is a residents’ parking area to the front. An open porch leads into a hallway decorated in bold colours.
The open-plan living and dining room is decorated in terracotta. This large room spans the breadth of the house, with windows facing the front and rear gardens, ensuring a good level of natural light. The dining area is at the back of the room and adjacent to the kitchen.
The kitchen is substantial, with a U-shape arrangement of floor and wall cabinets. It is currently tiled with white walls, red-fronted cabinets, and a dark grey worksurface. A window overlooks the garden, and there is ample space for a small kitchen table or freestanding piece such as a butcher’s block.
A large cloakroom is close to the entrance and has a WC and wash hand basin.
Stairs lead to three large bedrooms, all strikingly decorated and each with individual features. The principal bedroom benefits from a walk-in wardrobe and a view of the front of the house. The second bedroom is also generously sized and has a built-in wardrobe.
The third bedroom features an anteroom that could serve as a helpful study area for a teenager, a playroom for a child, or a study or home office. The sleeping area beyond is filled with southwest-facing light.
The family bathroom is neatly decorated in pale grey and has a bath with a shower over it, a WC, and a wash hand basin.
An attractive garden area is accessed from the kitchen. Laid mostly with lawn and gravel paths, the garden is enclosed with hedges, and timber fencing on one side, with a gate leading to the side passage.
96 Smithton Park is a well-proportioned and spacious property; it does need some decorative attention and renovation but it also offers considerable potential, especially as a first-time home for a buyer looking for an investment. Its generous size, interesting rooms, and outstanding location close to great schools and local services, make this a delightful family home and it is expected to receive a lot of early attention.
About Smithton
Smithon is less than four miles from Inverness and is close to the village of Culloden and the residential settlements of Westhill but retains its own characteristics and services.
The long-established community is close-knit yet is equally welcoming to people new to the area. Being so close to Culloden and Westhill, it also benefits from all the aspects that make these places unique. At the same time, it is just far enough away to sometimes have the advantage of more affordable property prices.
With a population of around 2000 and just off the main roads, Smithton consists of mainly residential properties and is a comparatively quiet place with little traffic passing through. There are several walks, open countryside and forestry surrounding the area, giving it an almost village feel. Smithton has a local hall owned by the community, which is a popular space for public and private events.
Culloden Woods and the Gruffalo Walk are nearby, and a small shopping area serves Smithton. However, a local surgery, library and health centre are also within walking distance. Smithton has its own primary school, and there are many activities for children in the local area.
There are several other primary schools, plus Culloden Academy, which is earmarked for a complete renovation, and several notable places of worship nearby. Close to Inverness City Centre, Inverness Campus and Inverness Retail Park, Smithton is an excellent place for commuters and families of all ages, making it a great place to live.
