Conveniently located between Fairways Golf Course and the attractive residential area of Inshes, this lovely bungalow is just a short distance from the centre of Inverness. It offers a fabulous home for a couple, especially given its proximity to major employers, including Raigmore Hospital, Highlands and Islands Enterprise, Police Scotland, and others.
19 Boswell Road was built in 1998 and has a better-than-average EPC rating of C. It is beautifully maintained and neatly decorated throughout in a neutral palette. With a 68m2 interior space, it is nicely proportioned and clearly well cared for. The garden is also delightful and has been allowed to thrive to become an attractive space filled with well-defined zones and mature planting.
The property is at the head of a peaceful cul-de-sac that has far-reaching views across Inverness. Entering via a large and immaculate front garden enclosed by a wall, a substantial tarmac drive leads to a detached garage.
The living room conveniently opens into the kitchen. Carpeted in grey and with a glazed door to the hallway, a large window overlooks the garden, ensuring the room is full of natural light. The layout is pleasantly arranged, offering space for seating and storage or a small desk or study area if required.
The kitchen is neatly designed and spacious with an L-shaped arrangement of floor and wall cabinets with wooden fronts. Tiled in splash areas and with a light-coloured worktop, the kitchen feels roomy and has plenty of space for a table and chairs.
With generous proportions, both bedrooms are well decorated with the same neutral palette used elsewhere. Each room has good views of the garden, one to the rear and the other to the front, and their large windows and generously sized mirrored wardrobes further enhance the abundant natural light that is found in this part of Inverness due to its wide-open skies.
The family bathroom is finished with tiles and has a vanity unit with storage and a deep shelf. It has a white WC, an inset wash hand basin and a bath with a shower over it.
Conveniently arranged into various area to give a mix of practical spaces and places for relaxation, the beautiful garden is a significant feature of this property. Enclosed with timber fencing, the boundaries also have areas of mature planting that provide privacy and shape, and incorporates a small seating area at one end. Paths laid with flagstones lead to gravelled utility areas, and the generous but manageable lawn is completed with several herbaceous borders and flower beds, giving it a well-established and beautifully designed appearance.
9 Boswell Road is a lovely property in a desirable location. Its simply finished decor, elegant layout, and beautiful garden will make this a wonderful home for a couple or small family.
About Inverness
Inverness is a beautiful city on the mouth of the River Ness. Surrounded by hills, it offers stunning views of mountains and historical architecture. The University of the Highlands and Islands, Inverness campus, which opened in 2015, is set to ensure that the city has the talent required to serve the needs of the Highlands for many years to come. The city annually plays host to the Baxter’s Loch Ness Marathon and the Inverness Half Marathon & 5k. There are excellent sports facilities in the city, including the Inverness Ice Centre, Highland Rugby Club, Inverness Harriers Amateur Athletics Club, hosted by Inverness Leisure which also offers a sports club, gym and swimming pool complex. Other outdoor pursuits such as cycling, horse riding, kayaking, sailing and hiking are also well catered for. There are two cinemas and the Eden Court Theatre offers an excellent choice of drama, comedy and a variety of other shows, arts and crafts. Inverness is the capital of the Highlands and has experienced continued growth over many years. A vibrant northern city, with lots of inward investment and excellent job prospects.
