Located in a busy street where other guest houses are often full to capacity, Melrose Villa represents a fantastic opportunity to purchase a city centre guest house in Inverness. It has nine guest bedrooms with a mix of single, twin, double and family rooms and can accommodate up to eighteen guests All but two of the guest rooms are ensuite. A guest dining room is available for breakfast and evening meals. There are also private quarters available with a lounge, kitchen, utility area, shower room and three further bedrooms. There is also a small courtyard to the rear, this encompasses a small pond, various shrubs and climbing plants, a small gazebo a garden shed and some redcurrant bushes. The property is of a traditional stone construction built in the 1890’s and still boasts many original features. It benefits from gas central heating and is fully double glazed throughout and all the furniture is included in the sale. Residential parking permits are available through the Highland Council for on street parking. This property does need upgrading and could even be converted in to flats.

The upgrading of the A9 between Perth and Inverness and the A96 between Inverness and Aberdeen to dual carriageway, is set to see further room for development in the years ahead. Inverness Airport at Dalcross, links the city not only to London but to several European cities.
