Property Description

Pine Cottage is a three bedroom detached home set between Dornoch and Embo. Built around 2006, it has the look and feel of a traditional country cottage but with a much more modern layout inside. With generous gardens and plenty of room to spread out, it would make the perfect family home, suit a couple wanting more space or work well as a holiday home with income generating potential.

Inside, the lounge/dining room near the entrance is a lovely bright space with windows on three sides bringing in plenty of daylight. Light coloured walls work nicely with the timber flooring, window surrounds and deep timber skirtings used around the room. There’s enough space to create a comfortable seating area at one end while still leaving plenty of room for a dining table and chairs at the other.

From here you move through to the inner hallway, where the natural timber continues through the doors, frames and flooring. Exposed ceiling beams add another bit of character and give you a taste of what is waiting in the separate living room.

A large multi fuel wood burning stove sits against one wall on a dark tiled hearth, framed by a chunky timber surround. Exposed beams run right across the ceiling while timber flooring continues underfoot, giving the whole room a warm, rural feel. It’s a long room with plenty of space for a full sofa setup, while windows and a glazed door at the far end bring in plenty of light.

The kitchen and breakfast room is family sized with plenty of space for a table and chairs, making it somewhere you can sit down for breakfast or meals. It’s fitted with warm timber cabinets set beneath dark worktops. The square tiled splashbacks mix soft stone colours with smaller mosaic sections, while a wide stainless steel extractor sits above a large range cooker which catches the eye. Ceiling spotlights keep things bright and the timber doors and window surrounds tie the room back into the rest of the house.

The utility room sits directly off the kitchen and is a really useful addition. White cabinets give it a lighter look, with timber effect worktops on top. A stainless steel sink sits beneath the window, with space below the worktop for laundry appliances. The room is larger than expected with a separate area for coats, boots and the everyday things you don’t necessarily want coming straight into the kitchen.

The ground floor bedroom is another good sized room and currently comfortably fits two single beds with space around them for other furniture. Cream walls and a light coloured carpet keep it bright, with a timber framed window looking outside. Having a bedroom on this level gives the house another useful option, particularly for guests or anyone who struggles with stairs.

Also on the ground floor is a shower room. This has a glazed shower enclosure in one corner together with a white pedestal basin and toilet. The simple white walls are broken up by the natural timber skirtings and door frames used throughout the house.

Upstairs, the shape of the roof gives the bedrooms plenty of character. Bedroom two is a generous room with neutral coloured walls and carpet, and plenty of natural timber around the doors and skirtings. Built in double wardrobes take care of storage while the window brings in plenty of natural light. What really adds something to this bedroom is the separate room immediately off it. A long run of built in low cabinets stretches across the far wall making it an excellent dressing room or study. It’s a large space that gives you plenty of options with a Velux style window that keeps the area bright.

The third bedroom is another double with easily enough room for two single beds or a king sized one. A wide built in wardrobe gives you plenty of space for clothes and other items while cream coloured walls and natural timber finishes add warmth.

The main bathroom is also upstairs and has a large white bath with centre mounted taps along one wall. Its p-shape design gives you more space to enjoy the shower which is mounted above. A white toilet and pedestal wash basin sit further along the room, while white tiling runs around the lower section of the walls. A large roof window above brings in plenty of daylight.

Outside, there is a lot of garden to enjoy. Sweeping lawns run around the house with a paved patio area giving you a place for outdoor furniture. Tall trees, shrubs and flowers give the space colour and character throughout the seasons. A small timber shed sits towards the far side for garden storage, while timber fencing keeps the boundaries safe.

Pine Cottage is a beautiful home in quiet rural surroundings with Dornoch close enough for everyday shops and amenities. Two separate living rooms, a ground floor bedroom, a large kitchen, the additional study or dressing room upstairs and generous gardens make this a home that will appeal to a lot of buyers. Contact Hamish Homes today to register your interest and arrange your private viewing.
