New To The Market

This large six bedroom detached home in Maryburgh has a layout that gives a bigger family far more options than most homes can offer. Four bedrooms are on the ground floor with another two upstairs. There are three separate shower rooms and two fitted kitchens, one forming part of a modern open plan family space and the other offering obvious potential to become another living room, playroom or office if a second kitchen isn’t needed. It would be a great fit for a large family, or anyone who needs room for relatives, guests or working from home without sacrificing living space.
The front garden is a mix of gravel with flowers and shrubs adding plenty of colour, while a driveway runs alongside the house towards the detached garage.
Inside, the entrance hall immediately gives you a sense of the size of the home. Wood effect flooring runs underfoot, with warm timber doors leading into the ground floor rooms. Dark metal balustrades contrast nicely with the timber handrail on the staircase which rises to the first floor.
The living room is large with enough space for several sofas and armchairs. A soft grey carpet runs underfoot, while the walls mix two different finishes: a subtle textured paper along three sides and a cream leaf patterned paper around the fireplace wall. A decorative arched alcove is built into one wall for display, adding a little extra character. The ceiling has been cleverly stepped along one side, with a dropped section containing a row of spotlights that wash light down the textured wall below. Further ceiling lights and picture lights are installed around the room. The fireplace is fitted with a traditional black and brass coal effect electric fire set on a glossy black hearth, giving the room a strong focal point. A very wide and tall front window stretches across much of the outer wall, bringing in plenty of daylight and emphasising just how generous this room is.
One of the standout areas is the modern open plan kitchen and family room. Glossy cream cabinets sit beneath dark worktops, with matching dark splashbacks giving the kitchen a smart contemporary finish. A tall bank of units incorporates a double oven, while a gas hob and curved stainless steel extractor are fitted alongside. A breakfast bar area nicely separates the kitchen side from the family area. This section has room for a large table as well as seating. Windows on two sides bring in lots of daylight and French doors open straight onto the raised deck outside. This is a room that can comfortably handle everyday family meals, bigger gatherings and evenings with friends.
The second kitchen is quite different, with warm timber cabinets, dark worktops and tiled splashbacks fitted around the room. There’s plenty of cupboard and drawer storage, plenty of work surface, another sink and space for laundry appliances too. The room also extends with space for a dining table or additional seating making it a highly versatile space. Having two kitchens is unusual, but it also opens up some interesting possibilities. For anyone who doesn’t need two, this room could easily be refitted as another lounge, playroom, hobby room or office, giving you the chance to shape this part of the house around the way you actually want to live.
There are four bedrooms on the ground floor. Bedroom one is a generous double with light pink toned walls, a light grey carpet and warm timber detailing around the door and window. A large mirror fronted built-in wardrobe stretches across one wall, giving you excellent storage while leaving plenty of space for drawers and bedside furniture.
Bedroom two is another full sized double, with floral wallpaper bringing warm shades into the room and a deep burgundy carpet beneath. The timber framed window fills much of the outer wall and there’s space for additional furniture.
Bedroom three has lots of fitted furniture already built into the room. Timber effect wardrobes, overhead cupboards, drawers, open corner shelves and a dressing area wrap around two walls, giving you loads of storage. A wide window sits opposite, with the lighter patterned walls and warm timber finishes tying the whole room together.
Bedroom four is currently being used as a dedicated home office. Blue painted walls are paired with a dark blue carpet, while a wide timber framed window looks out from the far end. There’s room along one wall for a desk and storage while still leaving plenty of floor space, so it could remain an excellent office or easily return to a single bedroom or nursery.
Two of the three shower rooms are also on this floor. The first has a very smart modern finish, with a large shower enclosure sitting on one side of the room with warm stone effect panels lining it. A pedestal basin and toilet sit alongside, with white walls above the darker panelling keeping the room fresh.
The second shower room has a lighter tiled finish, with a large enclosure, wash basin and toilet. A tall curved chrome towel radiator adds a useful finishing touch and a frosted window provides ventilation and natural light.
Upstairs, the landing is far larger than you’d normally expect and can genuinely be put to work. A Velux-style window brings light down onto an area currently arranged with a desk and seating, giving you an excellent home office, reading area or quiet place away from the main living rooms downstairs. Doors at either end lead into the remaining bedrooms.
Bedroom five is a spacious double set beneath the sloping attic roofline. There’s plenty of floor space around a bed for drawers and bedside cabinets, while the angles of the ceiling give the room plenty of character.
At the other end of the first floor, bedroom six is another generous room with a roof window set into the slope and plenty of room for furniture. Its position away from the ground floor bedrooms could make it especially appealing for an older child, teenager or guest wanting a little peace and privacy.
A third shower room also serves this floor. Yellow walls bring plenty of warmth to the space, with a glazed shower enclosure on one side and a pedestal basin and toilet opposite. A wide high level window stretches across the outer wall with timber detailing around it continuing the woodwork seen throughout much of the house.
The house was originally built around 1971 and was extended around 2002, helping create the unusually generous layout it has today. Double glazed uPVC windows are fitted throughout and the home has gas fired central heating. A replacement boiler was added in January 2019.
The gardens are another lovely part of the home. To the rear, a series of paved terraces and paths wind between trees, colourful flowers and shrubs, creating several different places to sit outside. A raised timber deck provides another excellent seating area directly beside the house, while steps lead between the different levels of the garden. A greenhouse is already in place and is great for anyone who enjoys growing flowers or vegetables. The detached single garage has an attached store providing plenty of additional space for tools, bikes and garden equipment.
This is a home with a huge amount of space and the potential to be modelled and moulded to suit your family needs. If you need a home that can bring everyone together while still giving each person their own space, this is one you need to make time to see.
