Property Description

26 Albert Place is a three bedroom semi-detached home in the centre of Dufftown, dating back more than 100 years and full of the sort of individual touches that make older homes interesting. It would make a great family home with shops, schools and everyday services close by.
The traditional stone front immediately gives the house plenty of character, with dormer windows breaking through the slate roof above and a small front garden behind decorative metal railings. A paved path leads to the front door.

Inside, the hallway has yellow painted walls mixed with colourful floral patterns, while dark flooring runs underfoot with a striped carpet runner lining the traditional timber staircase which sits directly ahead. It’s a colourful introduction to a home where almost every room has something different going on.
The living room is large with one particularly bold wall taking centre stage. Black wallpaper covered with large red flowers surrounds an ornate dark timber fireplace, where a gas fire sits inside a decorative tiled surround. Alongside it is a built-in burgundy cupboard with a matching arched display alcove above it. The other walls are painted in a much calmer soft grey colour, with a blue carpet underfoot and deep white cornicing around the ceiling. A large window looks out to the front and brings plenty of daylight into the room.

Bedroom one is the next room along the hall on the ground floor, which gives the house a useful option. Timber panelling runs around the lower half of the walls and the room is decorated in lighter tones. It also has its own en-suite shower room. This has a glazed shower cubicle at the far end, with an electric shower inside, while a white pedestal basin and toilet sit on either side. Warm coloured walls and a lighter tiled border give the room a completely different look again.

The kitchen sits towards the rear and is another room with plenty of personality. Warm timber cabinets run around several walls, with tall storage, glazed display cabinets and dark blue worktops above. The splashbacks are square tiles with a mix of deep blue, purple and lighter shades, giving the room a strong burst of colour. A gas hob is built into the worktop, while the sink sits beneath the wide window. One of the most useful parts of the kitchen is the large peninsula which runs into the centre of the room. It gives you plenty of extra preparation space and also works as a breakfast bar.

The staircase takes you up to the first floor where the remaining two bedrooms and bathroom are found.
The bathroom is easily one of the most individual rooms in the property. It is a large space with a whirlpool bath taking pride of place. This is built into a dark surround, with blue glass blocks running around part of the base and behind it. Across the room is a separate glazed shower cubicle, so the bath and shower are completely independent. A white bowl basin sits above a dark worktop with blue cabinets below, while the room also includes a toilet and separate urinal. A tall chrome heated towel rail sits beside the shower, and the window tucked beneath the roofline brings natural light into what is already a very distinctive bathroom.

Bedroom two really makes use of every available bit of space. Timber fitted storage covers much of the room, with tall wardrobes, overhead cabinets, drawers and lower cupboards all built in around the walls. There is even a dedicated worktop area with drawers beneath and lighting above.
Bedroom three feels completely different. This is a bright room with white walls, striped carpet and ceiling spotlights. But it’s the wall of glazing at the far end that really changes the space. Glazed doors open directly onto the balcony outside, giving this bedroom its own outdoor area and flooding the room with light.
The outside space is every bit as individual as the interior. Immediately behind the house is a paved courtyard with alternating red and pale slabs, with steps and different levels linking the various parts of the garden together. Beside this is a raised timber deck beneath a permanent canopy, giving you somewhere sheltered to sit outside. The timber summer house nearby has a colourful finish of its own, with glazed doors and windows looking onto the patio. From here the garden stretches further away from the house, with areas of grass and trees, shrubs and plants.

Two further timber sheds provide additional storage.
The stone exterior gives you the character you would expect from a property of this age, but behind it you have three very different bedrooms, a ground floor en-suite, an extraordinary bathroom, a balcony, covered decking, summer house and a garden that continues well beyond the main patio.
