Property Description

With 150 years of history behind it, and complementary extensions added over time, you’ll find that Ferintosh School House is as full of character as you’d expect. This four bedroom semi detached home has a large kitchen and dining space, a multi-fuel stove in the lounge, a conservatory looking into the garden and the added benefit of a bedroom and shower room on the ground floor. Outside is where it becomes even more special, with a large lawn, colourful flowers, a greenhouse, several outbuildings and gardens that have clearly had many years of hard work put into them. Sitting in semi rural Easter Kinkell but only a few miles from Dingwall, this is a home with genuine character and plenty of space for family life.

The conservatory gives you somewhere to enjoy all that greenery. Timber effect UPVC frames surround the room, with glazing continuing across the roof above. Green painted walls work beautifully with the surroundings, while glazed doors take you through into the main part of the house.

The lounge has the comfort you would expect from an older home with warm neutral coloured walls and a light carpet covering most of the room. There’s a deeper blue painted section around the staircase at the foot of the room, adding a strong contrast. The main feature is the solid fuel stove, sitting neatly within a white fireplace with a dark inner surround and hearth. Natural timber around the windows adds another warmer detail and the room is large enough for a full sofa suite with plenty of floor space around it.

Glazed double doors lead from the lounge into the kitchen and dining room, which is another space that really gives the house its personality. The kitchen has light shaker style cabinets topped by grey worktops. Cream square tiles form the splashbacks around the lower half of the walls. A black four burner gas hob is set into the worktop with a built-in oven directly beneath and a stainless steel sink further along beneath a timber framed window. There is also a useful pantry cupboard built into the room, while the oil fired boiler is also located within the kitchen. The dining area has enough room for a full sized table and chairs and has a completely different feel from the working end of the kitchen. Dark teal timber panelling runs around the lower section of the walls with white painted walls above.
A rear lobby leads to the ground floor shower room and first bedroom. The shower room has a glazed corner enclosure with an electric shower and light marble effect wall panels around it. A white pedestal basin and toilet sit alongside, with coloured walls adding warmth.

The ground floor bedroom is a good sized double with enough space to comfortably accommodate a double bed while still leaving plenty of room around it. It’s decorated with white walls and a warm cream carpet, with two wall mounted lights adding a softer alternative to the main ceiling light. A long radiator runs along one wall helping to keep the room warm at all times. Its position on the ground floor, just along from the shower room, is also a real advantage for guests or anyone who would prefer to avoid the stairs.

The staircase is a real feature in its own right, curving gently upwards with white painted balustrades and a soft carpet underfoot. From the landing you’ll find three further bedrooms and the bathroom.

Bedroom two is a generous double with two windows on different sides bringing in plenty of daylight. Warm cream walls continue around the angled ceiling lines, with a light coloured carpet underfoot. Despite the sloping sections, there is still a good amount of height and plenty of room for a double bed and additional bedroom furniture.

The third bedroom is a comfortable double with neutral coloured walls and a light carpet. The ceiling angles down towards the large dormer window with natural timber framing and a broad timber sill. There’s plenty of room for a double bed with space left around it for drawers or freestanding storage.

Bedroom four is a smaller single room with warm coloured walls and a light carpet underfoot. The tall timber framed window gives the room a nice sense of height, while the narrow shape still leaves enough space for a single bed and additional furniture.

The bathroom has a full sized white bath that runs beneath one of the sloping sections of ceiling with an electric shower mounted above. Large cream rectangular tiles are laid in a brick pattern around the bath and shower, while the surrounding wall is painted in a rich warm orange colour. Across the room the colour changes to a pale blue/grey, where a white toilet and basin sit. The mixture of colours, timber and traditional white fittings suits the age of the house particularly well.

The original character has been combined with some sensible modern upgrades. The timber casement windows are double glazed, while the conservatory uses double glazed UPVC windows, doors and roof panels. Heating comes from an oil fired boiler located in the kitchen, supplied by a PVC oil storage tank.

Outside, the gardens are every bit as memorable as the house. Closest to the property, paved and gravelled paths run between beds filled with flowers, plants and shrubs. From here the garden opens into a beautifully kept lawn surrounded by manicured hedges and trees. Further through the garden is a section with a greenhouse, growing beds and plenty of room for planting. There is also plenty of outside storage. Three interlinked stone outbuildings sit at the rear of the property, with two additional timber sheds too. A wide gravelled area is in place for driveway parking.

For anyone drawn to an older home with personality, space and spectacular gardens, then this one deserves to be seen. Contact Hamish Homes today to arrange your private viewing.
